While media presentation of house prices seems, at times, to resemble a recreational pursuit, there are substantive issues involved. Price levels and trends are both critical to affordability and an important indicator of housing market health and sustainability. This briefing, a follow up to that of 5 January 2021, House prices: 2020 visions, which reflected on price developments during 2020, considers the extent to which the current state of the market might be deemed stable, and looks forward to how various factors are liable to influence prices and their future sustainability, taking account of views that have been recorded to date on these issues by various commentators.
